What’s Included in the Fee
For 15.6% inclusive of VAT (13% plus VAT) annually, the following services are included:
Tenant Sourcing and Lettings:
- Comprehensive marketing of your property on major online platforms and our exclusive database.
- Accompanied tenant viewings by our experienced agents.
- Tenant referencing and Right to Rent checks (additional fee per applicant).
Tenancy Set-Up:
- Drafting and execution of a legally compliant tenancy agreement.
- Securing and registering the tenant’s deposit in a government-approved scheme.
- Professional inventory preparation and check-in services.
Ongoing Property Management:
- Rent collection with monthly statements provided to landlords.
- Regular property inspections to maintain high standards.
- Coordination of maintenance and repairs with vetted contractors.
- Acting as the tenant’s primary point of contact for any issues or queries.
Compliance and Legal Support:
- Ensuring your property meets all legal requirements, including:
- Gas Safety Certificate
- Electrical Installation Condition Report (EICR)
- Energy Performance Certificate (EPC)
- Serving Section 8 and Section 21 notices when required (at no additional cost).
- Handling annual rent increases with Section 13 notices (additional fee applies).

- Rent Guarantee Insurance is an integral part of our Fully Managed Service, offering:

- £48 inclusive of VAT (£40 plus VAT) per applicant (guarantors are free).
Check-In Report:
- £232.80 inclusive of VAT (£194 plus VAT).
Check-Out Report:
- £196.80 inclusive of VAT (£164 plus VAT).
- Discounted to £108 inclusive of VAT (£90 plus VAT) if conducted alongside a check-in.
Compliance Certificates:
- EPC: £96 inclusive of VAT (£80 plus VAT).
- Gas Safety Certificate: £108 inclusive of VAT (£90 plus VAT).
- EICR: Typically £192 inclusive of VAT (£160 plus VAT) (price depends on property type).
