- Gas Safety:
- Ensuring all gas appliances are safely installed and maintained by a Gas Safe registered engineer.
- Completion of an annual gas safety check on each appliance and flue by a qualified engineer.
- Provision of the gas safety check record to tenants either before move-in or within 28 days of the check.
- Electrical Safety:
- Verification that the property’s electrical system is safe, supported by a valid Electrical Installation Condition Report (EICR).
- Confirmation that all supplied appliances are safe to use.
- Fire Safety:
- Installation of smoke alarms on each storey and carbon monoxide alarms in rooms with solid fuel-burning appliances.
- Accessibility to escape routes in case of emergency.
- Fireproof furniture and furnishings, where supplied.
- Provision of fire alarms and extinguishers in properties designated as houses in multiple occupation (HMO).

What do I need to pass my references?
To successfully complete the referencing process, you must:
- Reserve the property with a holding deposit equivalent to one week’s rent (deducted from your final move-in payment).
- Provide three forms of identification.
- Complete and sign the Application of Tenancy.
- Complete your references through our trusted third-party provider.
- Review and sign your AST (Contract).
- Pay your final move-in balance.
How much is my deposit?
The security deposit required is equivalent to five weeks’ rent and is securely held in a government-approved deposit protection scheme. You will receive your deposit certificate within 30 days of your check-in date. We aim to return your deposit in full within 14 days of your move-out, provided the property is left in the condition recorded in the Check-In Report. This document ensures both clarity and fairness, outlining the expectations for the condition of the property before the Inventory Clerk conducts the Check-Out Report.
What are the move-in costs?
